A neighborhood that notices detail
East Campus is the block-by-block stretch of Columbia sitting just east of the University of Missouri — early-1900s two-stories, brick foursquares, dormers, porch columns and street trees that met overhead a long time ago. It is a walking neighborhood, and that changes the job. Displays here get looked at from six feet away by people on foot, not from a car at thirty miles an hour. Sloppy clips and mismatched bulb temperatures show.
Do older homes need a different approach?
They need a slower one. Fascia on a hundred-year-old house is rarely a straight, uniform run — there are additions, changed rooflines, and trim profiles that were never meant to take a clip. We size clips to the trim we actually find rather than forcing one type onto everything, and we route cords along lines that already exist so the house does the hiding for us.
What about the porches?
Porches are the point in East Campus. Columns, rails, brackets and a deep roof edge give you three or four surfaces to work with before you ever touch the second story. Lit garland down a rail and a clean line along the porch roof often reads better from the sidewalk than anything up top — and it costs less than a full two-story outline.
Can you work on tight streets and shared drives?
Yes, and we plan for it. Parking is close here and drives are often shared or non-existent, so we stage off the truck, work one elevation at a time, and keep ladders out of the walk. If your access is genuinely awkward, tell us when you call and we will schedule you at a time of day that makes it easier for everyone on the block.
Rentals, duplexes and owner-occupied — do you do all of them?
We do. Plenty of East Campus is split between long-term owners and rental property, and both get the same install. If you are a landlord lighting a building rather than a home, say so up front and we will quote something durable and simple that looks intentional without needing anyone inside to manage it.
